The Hogan Simpson Group of Engel & Völkers East Greenwich set a new single-family home sales record in the town of Lincoln, Rhode Island, successfully closing the sale of a home in prestigious Bridlewood Estates for $1.475 million — the highest price ever paid per square foot for a home in Lincoln selling for over $800,000.
The price for the 4,255-square-foot home worked out to $346.65 per square foot, and the $1.475 million paid for the home at 6 Bridle Drive was the most for any home sold in Lincoln since 2007.
The Hogan Simpson Group sold the home in just 20 days, just shy of the owners’ initial asking price of $1.495 million.
“It was incredibly exciting to not only exceed our clients’ expectations in terms of price but also close the transaction in such a quick time frame,” said listing agent Derek Simpson, who co-founded The Hogan Simpson Group with partner Pamela Hogan in 2021. “In our marketing and showings, we focused on the impeccable renovation completed by our clients rather than traditional price per square foot, which allowed the home’s selling price to exceed that of neighboring properties by a significant amount.”
A single-level, 3-bedroom, 4.5-bath home built in 1989 and completely renovated in 2017, 6 Bridle Drive is highlighted by an all-brick exterior, master suite with 10-foot custom mahogany doors, a living room with a stone fireplace and French doors leading to a spacious terrace, glass-enclosed sunroom, and a pair of guest suites with private baths.
“The Hogan Simpson Group is comprised of industry-leading professionals, and this sale is the epitome of working alongside this great team,” said Emilio DiSpirito, License Partner of Engel & Völkers East Greenwich.
