On June 16, 2025, at 2:30 p.m., Neutral, a Madison-based real estate developer renowned for its commitment to innovative long-term sustainability, will host an official groundbreaking ceremony for its highly anticipated project at 1005 N Edison St. This endeavor is set to establish the tallest mass timber building in the United States, marking a significant advancement in sustainable urban living.
The event will feature speeches from Neutral CEO Nathan Helbach and notable guests, including Milwaukee Mayor Cavalier Johnson and Alderman Robert Bauman. The ceremony will commence with welcome addresses, followed by a ceremonial groundbreaking and media opportunities.
Once completed, Neutral Edison will rise 31 stories high and house 350 residential apartments, ranging from studios to three-bedroom units. In addition to its residential offerings, the building will include approximately 7,200 square feet of retail space aimed at enhancing the downtown Milwaukee experience. Designed with tenant well-being in mind, the project will feature a comprehensive lifestyle club on a dedicated floor, complete with a fitness center, health clinic, spa, pool, and sauna.
The first floor will offer a vibrant workspace and café that faces the scenic riverwalk, complemented by an organic grocery store. Residents will enjoy an exclusive top-floor lounge equipped with a demonstration kitchen, community garden, and an entertainment deck with private dining rooms.
Neutral Edison will harness the benefits of mass timber—a durable and sustainable building material that significantly reduces carbon emissions compared to traditional steel and concrete. By adopting mass timber, the project aims to lower its embodied carbon footprint and energy consumption by over 45% when compared to similar conventional buildings.
This landmark project will pursue Passive House certification under the PHIUS 2021 Core Standard, reflecting its commitment to energy efficiency, and will also seek Living Building Challenge 4.0 Core Certification, focusing on sustainability and resident well-being.
“With the growing interest in longevity and wellness, we are leading the way in the housing rental market by providing living environments that prioritize health services and sustainability,” remarked Neutral CEO Nate Helbach. “Our dedication to enduring quality, community, and resident wellbeing makes this integration possible.”
Daniel Glaessl, Neutral’s Partner & Chief Product Officer, emphasized the importance of this project, stating, “Using mass timber technology alongside a low carbon, high-performing envelope, Neutral Edison sets a new standard for sustainable building design and construction practices. We couldn’t be more excited for the launch of this property, which will offer first-class amenities for healthy and intentional living.”
As Milwaukee prepares for this groundbreaking event, the anticipation surrounding Neutral Edison reflects a broader movement towards sustainable living and innovative urban development. With its commitment to environmental consciousness and resident wellbeing, Neutral Edison promises to redefine the standards of modern living in the city.
